Lioncor completes 323-home Batch House at GlassBottle, taking 2026 delivery to 675 homes
· Completion of Batch House brings Lioncor’s delivery at Glass Bottle to 675 homes in 2026 and completes Phase One, comprising 887 homes in total
· 323-homes Batch House delivered on programme and represents one of Ireland’s largest single build-to-rent residential deliveries this year
· Phase Two has full planning consent for a further 586 homes, providing clear visibility on the next stage of delivery at the 37-acre regeneration scheme
Lioncor, the Irish residential developer and homebuilder backed by Oaktree, has completed Batch House, a 323-home residential building at Glass Bottle in Ringsend, Dublin 4, bringing the number of homes delivered at the scheme during 2026 to 675.
Batch House was delivered on programme andcompletes Phase One at Glass Bottle. Lioncor has now delivered 887 homes at thescheme since November 2025, comprising Lime House, Glass House, Sand House, and Batch House.
With Phase One complete, Lioncor is progressing the next stage of delivery at Glass Bottle. Phase Two has full planning consent for a further 586 homes across two blocks.
Glass Bottle is a 37-acre regeneration of the former Irish Glass Bottle site within the Poolbeg West Strategic Development Zone and is being delivered by a consortium of Lioncor, Oaktree Capital, and Ronan Group Real Estate.
The site ranks among Europe's largest and most complex urbanresidential-led regeneration projects, with major infrastructural workscompleted paving the way for large scale construction.
On completion, Glass Bottle will provideapproximately 3,800 homes for around 10,000 residents, alongside more than onemillion sq ft of commercial space and significant public realm. The scheme willprovide a mix of social, affordable, rental, and owner-occupier homes, with 25%of the residential accommodation designated as social and affordable housing.
The completion of Batch House follows the delivery of Glass House in March and Sand House in July. Together, the three buildings account for 675 homes delivered at Glass Bottle during 2026. Lime House, comprising 212 homes, was completed in November 2025, taking total Phase One delivery to 887 homes.
Batch House comprises a mix of studio, one,two, and three-bedroom apartments arranged around a landscaped courtyard. The development includes an 18-storey tower, which has become a prominent new addition to the Poolbeg skyline, with upper floors offering views across Dublin city, Dublin Bay, and the Dublin and Wicklow mountains.
The building was designed by Reddy Architecture+ Urbanism and constructed by John Sisk & Son.
Residents at Batch House have access to a rangeof indoor and outdoor amenities, including residents’ lounges, meeting andco-working spaces, a gym and fitness studio, cinema room, music room, privatedining facilities, a coffee shop, and a crèche. Three roof terraces provideadditional outdoor amenity space. Each residential building at Glass Bottle hasbeen designed with its own distinct amenity offer, creating a wider range offacilities across the neighbourhood as successive phases are delivered.
The residential buildings at Glass Bottle aretargeting BREEAM Excellent certification and EU Taxonomy alignment, reflectingLioncor’s focus on delivering high-quality, sustainable homes at scale.
